We mediate in the sale of a land plot with an old ruin from 1635 and a project for a luxury villa. The house has a total area of 195.10m2, and the land is 1565m2. It is located on the south side of the island of Hvar, in Zaraće bay, only 8 minutes from the town of Hvar, and an asphalt road leads to the plot. According to the spatial plan, the plot belongs to a zone declared undeveloped, so no further construction is allowed in that part. Nearby, approximately 100m further, there is also a natural marina, i.e., a cove where a boat can be moored. The floor area of the residential building will be 195.10 m2. The investor planned to locate the house in the eastern part, 4 m from the boundary, with maximum dimensions of 13.25 m x 7.3 m. The house is conceived as a one-story building with a partial basement. The ground floor includes daily amenities (living room, dining room, and kitchen), a study, a wardrobe, and a guest toilet. A single-flight staircase, located along the north wall, connects the basement, ground floor, and first floor. On the first floor, there are three bedrooms connected to a common hallway. Each room is equipped with a spacious bathroom. In the central part of the building, there is a basement that serves as an auxiliary space, storage, and laundry room. Currently, only the west wall of the existing house is visible. The rest of the house was demolished due to road construction. A new project has been fully drawn up, and all fees for electricity, structural stability, and other necessary construction permits have been paid. A geodetic survey is underway, relocating the house a few meters back. The project was created by a renowned Split architect who will oversee the project until completion. Given its value and age, and in accordance with the spatial plan, the house must be built of stone. The plot offers a spectacular view of the islands of Vis, Šćedro, Korčula, and the Pakleni Islands. The view extends all the way to Italy. For those who love solitude, impeccable peace, and a beautiful view, this is an ideal location. The area is very sparsely populated, with only about 10 houses, two beautiful beaches, and a few small restaurants. Above the plot is the UNESCO-protected village of Zaraće, with about 10 old, original stone houses. There are a total of three such houses on the island of Hvar (one in Jelsa, one in Pitve, and the offered house in Zaraće). Documentation is in order.
