Rules, terms, and obligations in real estate transactions with Corrigo agency
These General Terms of Business regulate the relationship between CORRIGO d.o.o., Trg 4. svibnja 533 br. 1A, 21300 Makarska, OIB 37699781357 (hereinafter: the Broker) and clients who use real estate brokerage services. The Broker operates in accordance with the Real Estate Brokerage Act and other applicable regulations of the Republic of Croatia.
Broker – CORRIGO d.o.o., Makarska.
Agent – a natural person registered in the Register of Brokerage Agents, employed by the Broker.
Brokerage – actions connecting the client and a third party for the purpose of negotiating and concluding legal transactions concerning real estate.
Client – a natural or legal person who enters into a brokerage agreement with the Broker (seller, buyer, tenant, lessee, etc.).
Third party – a natural or legal person whom the Broker connects with the Client for the purpose of concluding a legal transaction.
The Broker's offer is based on data obtained from property owners and/or the client. The Broker is not responsible for errors in description or price, nor for the owner's withdrawal from sale or lease.
The agreement is concluded in writing for a definite period (most often 12 months) and can be extended by mutual agreement of the parties. The Broker acquires the right to compensation if the agreed legal transaction is concluded.
The agreement terminates upon expiration of the term or termination by either party. The Client is obliged to reimburse agreed costs and pay compensation if, after the termination of the agreement, a transaction is concluded as a result of the Broker's work.
Exclusivity must be explicitly agreed upon. Violation of the exclusivity obligation (engaging another broker or independently concluding a transaction) obliges the Client to pay the agreed penalty and reimbursement of actual costs.

Mediate negotiations
Maintain confidentiality of data
Check the land use purpose
Inform about all relevant circumstances
Act in accordance with the Anti-Money Laundering Act
Provide accurate data and documentation about the property
Allow property viewing
Inform about all essential circumstances
Pay compensation upon concluding the transaction
Reimburse agreed costs
Inform about all changes regarding the property
The fee is determined by agreement, as a percentage of the purchase price or monthly rent/lease. VAT is calculated on all amounts. The Broker is entitled to compensation even after the termination of the agreement if the transaction is a result of their activity.

In accordance with Article 8 of the Consumer Protection Act, users of brokerage services have the right to submit a written complaint:
in person at the company's headquarters,
by mail to CORRIGO d.o.o., Trg 4. svibnja 533 br. 1A, 21300 Makarska,
or via registered mail with an acknowledgment of receipt.
Complaints will be answered within 15 days at the latest.
For everything not specifically regulated by these terms, relevant laws of the Republic of Croatia apply.
Governing law: law of the Republic of Croatia.
Competent court: Commercial Court in Split.
